Spanish residents who hold properties abroad worth over €1,502,530.26 in total -or when the recipient of such investments are territories or countries classed as tax havens, regardless of worth- must declare them with the Ministry of Economy’s Investment Register (Registro de Inversiones del Ministerio de Economía) by submitting form D-7A. The deadline for this declaration is one month after the investment date.
- If the Spanish investment holder advances amounts either directly to a developer or to an assignee who is a non-resident to buy a building under construction, the D-7A form will not be completed until the public or private deed of purchase has been granted.
- Building work and extensions, renovations and refurbishments of Spanish investment property will be declared with the Investment Register by completing form D-7A. The resident investment holder must declare them within one month from the date the investment becomes part of the investment holder’s capital.
When a Spanish investment in property abroad is fully or partially settled, the holder must file the settlement declaration through form D-7B. In the case of transfers of property between residents, the buyer will declare the investment by submitting a D-7A form and the seller a D-7B form.
